Fire Risk Assessment External Walls FRAEW's

Fire Risk Assessment of External Walls (FRAEW)

Compliant. Competent. Comprehensive.

At HK Fire Ltd, we provide specialist Fire Risk Assessments of External Walls (FRAEW) in accordance with the latest guidance, including PAS 9980:2022. Our qualified assessors deliver clear, evidence-based evaluations of cladding systems and external wall constructions to support fire safety and regulatory compliance for residential and mixed-use buildings.

What Is a FRAEW?

A FRAEW is a specialist fire risk assessment focused specifically on the materials and construction of a building's external walls, including any cladding, insulation, balconies, and attachments. It helps determine the risk of fire spread over or within the external wall system and informs decisions about remediation and interim safety measures.

This assessment is often required where concerns exist about combustible materials used in the façade or cladding, particularly in buildings over 11 metres in height, or where residents, lenders, or insurers request confirmation of fire safety compliance.

When Is a FRAEW Required?

You may need a FRAEW if:

  • The building has cladding or external wall attachments (e.g., balconies, solar panels, decorative panels)
  • The height exceeds 11 metres, or falls under relevant risk categories in PAS 9980:2022
  • A previous fire risk assessment flagged concerns with the external wall system
  • You're seeking a mortgage or insurance for a flat in a multi-storey building
  • The Responsible Person requires it to comply with The Fire Safety Act 2021

What Does a FRAEW Involve?

Our qualified fire engineers and assessors carry out a structured and evidence-based approach in line with PAS 9980 and relevant building regulations:

1. Desktop Review

  • Analysis of architectural drawings, materials data, and previous inspections
  • Identification of known combustible components

2. On-Site Inspection

  • Visual inspection of external walls, cladding, insulation layers, balconies, and fixings
  • Use of drone imaging or intrusive investigations if necessary (by arrangement)

3. Risk Evaluation

  • Assessment of fire spread potential via the external wall system
  • Evaluation of building design, compartmentation, and fire strategy

4. FRAEW Report

  • Clear summary of findings
  • Risk rating (Low / Medium / High) with justification
  • Recommendations for remedial action or reassurance of acceptable risk
  • Compliance references to PAS 9980, BS 8414, and Building Regulations
